Quantity Surveyor – Property Development

Major Accountabilities  
  • Reviewing architectural plans and preparing quantity needs.
  • Estimating the quantity and costs of materials.
  • Preparing contracts and documents.
  • Setting budgets for payments, inventory needs, and materials.
  • Completing, and always maintaining a detailed construction forecast, and ensuring spend and actual spent reports for all projects are updated to produce reports for the Managing Director.
  • Analyzing costs for maintenance and additional building needs.
  • Tracking changes in plans or constructions; updating budgets.
  • Negotiating with contractors and subcontractors.
  • Hiring and documenting contractors and subcontractors.
  • Keeping track of construction materials and inventory.
  • Identifying potential financial or construction risks.
  • Advising the company on improvements, strategies, and/or estimated costs.
  • Preparing payments for contractors and subcontractors.
  • Documenting progress and materials, and reporting on projects.
  • Developing and maintaining working relationships with contractors and subcontractors.
  • Utilizing software to calculate, record, and track inventory and estimates.
  • Analyzing completed projects to determine ROI, and comparing costs.
  • Providing weekly and monthly reports to the COO.
  • Reporting, presenting, and contributing to board meetings.
Qualifications and Requirements
  • Bachelor’s degree in Quantity Surveying, Construction Engineering, Management, or a related field.
  • 5-10 years of general construction estimating experience, financial experience, construction experience, or experience from a related field.
  • Experience in residential and hospitality projects is an asset.
  • Proficient in computer skills and Microsoft Office Suite.
  • Able to analyze financial records and apply data to improve results.
  • Strong aptitude for numbers, spreadsheets, and financial reports.
  • Experienced in compiling and following strict budgets; strong estimating and financial analysis skills.
  • In-depth understanding of construction, materials, pricing, and industry.
  • Able to analyze problems and strategize for better solutions.
  • Good command of English.
  • Able to work 6 days/work.
